City or county: who issues your permit in Bradenton
A Bradenton mailing address can be inside the City of Bradenton or in unincorporated Manatee County, and each has its own building office. Inside the city, permits come from the City of Bradenton Building and Permitting Division (cityofbradenton.com/permitting, Accela portal, (941) 932-9414). Outside the city limits they come from the Manatee County Building Division (Manatee County Building Division, Accela portal, 941-748-4501 ext. 3800). Palmetto is a third city with its own Building Department (City of Palmetto, 941-721-2166). If you are not sure which side of the line you are on, call the city's permitting line with your address and ask.
City of Bradenton rules that touch outdoor living
Two city rules come up on outdoor kitchen and fire pit jobs. First, the permit exemption. Florida's new exemption for work valued at less than $7,500 excludes gas, electrical, plumbing, structural and mechanical work and any property in a flood hazard area (s. 553.79, F.S.); the City of Bradenton also excludes "Zoning permits" and requires "Approval from the Building Official ... before exempt work begins" (City of Bradenton, House Bill 803 Permit Exemptions), so even an exempt project starts with a request to the city's Building Official. Second, fire. The Bradenton Fire Department's rules for the "temporary use of mobile fireplaces, chimineas, barbecue grills, and fire pits" say they "Shall not be used on a lanai or balcony", "Shall not be operated within 15 feet of a structure nor combustible material" and "Shall not have a total fuel area larger than three feet in diameter and two feet in height", and must be attended by an adult (Bradenton Fire Department). Those rules are written for temporary fire pits and portable fireplaces; how they apply to a built-in gas fire pit or a lanai fireplace is not stated, so ask the fire department before you plan one, and tell us what it says. The fireplaces in our outdoor fireplaces and fire pits gallery all burn gas.
Outside the city limits
In unincorporated Manatee County, "Natural Gas Line install", "Propane Tank install", "Any alteration of electrical" and "Concrete slab with footers" need a permit, and a "Non-structural concrete/paver patio" does not (Manatee County, what does not require a permit). During a county burn ban, gas fire pits attended by an adult are still allowed (Manatee County burn ban page). The rest of the county's rules, and every office in the area, are in our guide, Do you need a permit for an outdoor kitchen in Sarasota or Manatee County?
Concrete countertops for a Bradenton kitchen
One of our Bradenton projects shows our concrete work: the white countertops with the sink cast in. Outdoors here a concrete top lives in sun and humidity all year, so what protects it is a sealer made for outdoor use, and the color comes from mineral pigments in the concrete itself, which hold up in UV light. How we cast them, what they cost and how to care for them is on our concrete countertops page.
