We take jobs in Sarasota, Bradenton, Lakewood Ranch, Anna Maria Island, Parrish and Venice. Most of our work is in the Sarasota and Bradenton areas, but Jason will drive anywhere from 5 to 90 miles for the right job, and there is no town we avoid.
Anna Maria Island

Which office issues your permit
The first question on most jobs is which office to call, and the answer depends on whether your home is inside a city. Counties serve unincorporated land only. This table is a reference for homeowners in the area, not a list of where we work. Three checks before you build
Your association's review
In a deed-restricted community, exterior work is usually reviewed before the permit. In Lakewood Ranch, the Summerfield and Riverwalk manual says "Upon receipt of written approval, a homeowner may proceed with filing for building permits, if applicable" (Summerfield/Riverwalk manual). Get your association's current standards first; the editions we read may not be the latest.
Your flood zone
Florida's $7,500 permit exemption does not apply to "Work on a property that is partially or entirely located in a flood hazard area" (s. 553.79, F.S.), and in FEMA's V zones, attaching "seats, benches, tables, planters, or similar features" to a deck or patio makes it lose its low-profile classification (FEMA Technical Bulletin 5). Look up your parcel on FEMA's Flood Map Service Center. Sarasota County and the City of Sarasota adopted new maps on March 27, 2024 (City of Sarasota flood map information); Longboat Key has its own lookup tool.
The coastal line, on Gulf-front lots
Seaward of Florida's Coastal Construction Control Line, "Unless otherwise exempt, a permit is required from DEP for construction and excavation activities" (Florida DEP). On Holmes Beach that is "roughly all property west of Gulf of Mexico Drive" (City of Holmes Beach). If your lot faces the Gulf, ask DEP before you plan anything on the beach side of the house.
